Blueprint Takeoff Outsourcing

Outsourced blueprint takeoffs for insulation, concrete and specialty subcontractors

Upload your plans. Our estimators, who bid insulation and concrete for our own crews, measure them in Blueprint Takeoff and send back bid-ready documents on your own letterhead. Standard turnaround is 48 weekday hours, with rush options when the bid is due sooner. There is no takeoff software to learn.

30 days free + $150 in takeoff credit

How outsourced blueprint takeoffs work for an insulation or concrete subcontractor: you upload a plan set, an Opulence estimator measures it with a due time you can see, and a marked-up plan sheet, an Excel workbook and a priced estimate come back on your own company letterhead.
You send the plans and get documents back. There is no takeoff software for you to learn. Shown with a sample company's letterhead.

How it works

From plan set to bid-ready documents

  1. 1

    Upload your plans

Drop in up to 10 PDF plan files, choose your trade and the size of the project, and see a fixed price before you submit. The trade you pick is remembered, so your next order starts with it already chosen.

  2. 2

    Our estimators measure them

Your order goes to one of our estimators, who takes it off in Blueprint Takeoff, the same measuring engine we sell to estimating teams. Standard turnaround is 48 weekday hours. A 24-hour rush and an under-12-hour rush are available any day of the week.

  3. 3

    Download your documents

Your priced estimate, invoice, marked-up plan sheets or Excel workbook come back with your logo, company name and terms on them. Read them in your portal, ask for changes with a reason, and send them to your customer as your own.

What you get back

Bid-ready documents on your own letterhead

Choose which documents you want with each order. They are a starting point for your bid: review and verify every quantity and price before it goes out.

  • Priced estimate (PDF)Line items and total on your letterhead — ready to send
  • Invoice only (PDF)A ready-to-send invoice with your payment details
  • Full bid package (PDF)Your priced estimate followed by every marked-up plan sheet
  • Marked-up plan sheets (PDF)Every measured sheet, colour-keyed with a legend
  • Takeoff workbook (Excel)Quantities, line items and a by-sheet breakdown
The documents an outsourced takeoff returns: a priced insulation estimate on the subcontractor’s letterhead with itemized lines and their terms, a marked-up plan sheet with a takeoff legend titled with their company name, and an Excel workbook of quantities by sheet.
A sample delivery. Yours carries your own logo, company details, prices and terms.

Each document, up close

  • A priced estimate PDF on the subcontractor’s own letterhead: their logo and contact line, prepared-for and project blocks, four itemized insulation lines with quantity, rate and amount, a total, and their own terms and conditions.

    Priced estimate (PDF)

The document you send your customer.

    • Your logo, company name and terms
    • Every line with quantity, rate and amount
    • Priced at your rates or our recommended ones
  • An invoice PDF on the subcontractor’s own letterhead: bill-to and project blocks, the same itemized lines, an amount due, and their own ACH and check payment instructions.

    Invoice only (PDF)

Bill the job from the same numbers.

    • Your payment details and terms printed on it
    • Same lines as the estimate, no retyping
    • Ready to email the day the job is done
  • A full bid package PDF: the priced estimate on the subcontractor’s letterhead on top, with every marked-up plan sheet bound behind it.

    Full bid package (PDF)

The estimate and every marked sheet, bound as one PDF.

    • What a builder expects from a bigger shop
    • Shows what was measured, and where
    • One attachment, one email
  • A marked-up plan sheet: the first floor plan with the exterior walls traced in blue, the attic and garage areas shaded, quantity chips on each, and a takeoff legend titled with the subcontractor’s company name.

    Marked-up plan sheets (PDF)

Every measured sheet, so you can check the work.

    • Each area traced and colour-keyed on the plan
    • A legend with your company name and every quantity
    • The sheet your crew works from
  • An Excel takeoff workbook: one row per condition with the sheet it came from, the quantity and the unit, and tabs for a summary, each sheet and prices.

Your portal does the rest

The client portal: a delivered order with its stage rail and download buttons for the estimate, marked sheets and workbook, a message from the estimator about the order, and the month’s orders at a glance.
Your portal: every order, its due time, the person working it and your documents.
  • Your letterhead on everything

Add your logo, company name and payment details once. Every document we return carries them.

  • Your prices, not ours

Enter the unit prices you actually charge and choose "use my price list" on an order. Leave any price blank and we fall back to our recommended one, or ask for quantities only.

  • Your terms on every estimate

Write your terms and conditions once and they print on every estimate we send you.

  • Ask for changes, keep the history

Pick the reason, add a note, and upload revised plans if they changed. Every earlier round of plans and documents stays in your portal.

  • Talk to the estimator

Message the person working your order from inside the order, and get an email when they write back.

  • See every order at a glance

Status, how long it has waited, when it is due, what it cost and every document, grouped by month.

Insulation takeoff outsourcing

Insulation takeoffs, measured the way an insulation bid is written

Spray foam, batt, blown-in and rigid board, on new residential and commercial plan sets. We run an insulation contracting business, so the estimator measuring your set bids the same assemblies for our own crews and reads a plan the way your estimator would.

What an insulation takeoff covers

  • Exterior and interior wall runs with their heights, less the windows and doors
  • Flat ceilings and attic floors by area, and roof decks by pitch for a foam-at-the-roofline job
  • Garage walls, garage ceilings under living space, and the bonus room over the garage — the scope most often argued about after the fact
  • Band joists, cantilevers, knee walls and the other places a plan set hides insulation
  • R-value and product per assembly, with square feet stated and board feet for spray foam

What comes back

Quantities by assembly and by sheet, priced from your own rates or our recommended ones, and a marked-up set your crew can work from.

Concrete takeoff outsourcing

Concrete takeoffs on all three bases, with the pour broken out

Flatwork, footings, foundation walls, piers and slabs, measured by estimators who price concrete for our own crews. A slab is square feet, a footing is linear feet, a pour is cubic yards, and your documents say which is which on every line.

What a concrete takeoff covers

  • Slabs, driveways, sidewalks, patios and porches by square foot, with the thickness stated
  • Footings, turndowns, curbs and stem walls by linear foot
  • Foundation walls and retaining walls by area and by volume
  • Piers and pads as counts, each one its own pour
  • Rebar, vapor barrier and edge forming carried with the pour they belong to
  • Cubic yards for ordering, with a waste allowance folded into the quantity rather than printed as a line the customer asks you to remove

What comes back

Quantities on the basis you bid on and the yardage you order against, on a marked-up set colour-keyed by pour.

Rather measure concrete yourself? The same engine is sold as software, with the concrete math built in.

Every trade we measure

Takeoff services for specialty subcontractors, by trade

Beyond insulation and concrete, the same estimators take off drywall, roofing, flooring, painting, siding, framing, electrical, plumbing, HVAC, countertops & stone from the same plan sets, each with that trade's own conditions and units. Each order is for one trade at one project size, so a job that needs two trades is two orders.

When to outsource a takeoff

When it makes sense to outsource the takeoff

Outsourcing the takeoff is not a replacement for knowing your own numbers. It is what you do with the sets that would otherwise not get bid, or would get bid from a guess.

  • Bid volume outran the one person who measures

A builder sends four sets in a week and your estimator is the bottleneck. Send the overflow out and keep the ones you want to measure yourself.

  • You do not have an estimator

The owner measures at night, or nobody does and the bid is a guess from the last job. A fixed-price takeoff per set is the estimating department a two-crew shop can afford.

  • A trade you do not usually bid

A concrete sub asked to price the insulation, an insulation sub asked for the slab. Order the takeoff for that trade and bid it from the quantities.

  • The bid is due before anyone is free

A 24-hour rush and an under-12-hour rush are there for the set that landed on Thursday with a Friday deadline, any day of the week.

Turnaround

How fast it comes back

  • Standard: 48 hours · weekdays

Included with every order. The clock counts weekday hours, so a Saturday and a Sunday do not use any of it.

  • 24-hour rush: 24 hours · any day

The clock counts every hour of every day, for a rush fee that is shown before you submit. Adds $25.

  • Under 12 hours: 12 hours · any day

For the bid that is due this afternoon, any day of the week. The rush fee is shown before you submit. Adds $50.

Every order carries a due time from the moment you submit it, and your portal shows how long it has been waiting. Turnaround times are targets.

The monthly seat

$50/seat/mo

Your portal, your letterhead and your price list. Takeoffs are charged separately, one at a time, when they are delivered.

If your plans turn out bigger than the size you pick, your estimator will ask you to approve the new size — nothing changes until you do.

Compared with the alternatives

Measure it, hire for it, or send it out

The measuring is the same job whoever does it. What changes is what you pay for, when it starts, and what happens in the weeks when every builder sends a set at once.

Try it on your own plans

Start with 30 days free and $150 of free takeoffs

New accounts start with 30 days free + $150 in takeoff credit. The portal is free for your first 30 days and the credit is applied automatically to your first orders. Send a real plan set and judge the documents yourself.

Card on file at sign-up. Nothing is charged until your 30 days end or when your $150 credit is used up, whichever comes first. Then the seat bills monthly at $50/seat/mo, and you can cancel from your portal.

It is an offer to try the service. It says nothing about what a takeoff will show or what you will win, so review every quantity and price before you bid, as you would with any takeoff.

The credit applies to takeoffs. The monthly seat is billed separately.

Know another contractor who needs takeoffs? A company you refer starts with $100 more in credit, and you earn $100 in credit once its first takeoff has been delivered and paid for.

Common questions

It is the measuring step of estimating, done for you. You upload a plan set, our estimators measure the areas, lengths and counts for your trade, and send back documents you can build a bid from: a priced estimate, an invoice, marked-up plan sheets, an Excel workbook, or a full bid package.
