Blueprint Takeoff: a floor plan with measured wall and slab areas and live square-foot labels

Made for estimators leaving

  • Bluebeam
  • PlanSwift
  • STACK
  • On-Screen Takeoff
  • Houzz Pro
  • Kreo
  • Togal

Bring your plans, your conditions and your price list. We set them up with you, and you keep measuring the same day.

How it works

From a plan set to a sent bid.

  1. 1

    Upload the plan set

Any PDF, up to 500 MB. Every sheet gets a thumbnail and a name read from its own title block.

  2. 2

    The scale sets itself

It reads the scale off the sheet and checks it against the drawing’s dimensions. When it is not sure, it asks.

  3. 3

    Measure

Click inside a room and it measures itself. Box one symbol and every match lights up for review. Trace a wall at its height.

  4. 4

    Estimate and bid

Your rates price the lines. One click makes an itemized bid on your letterhead, emailed with a Review & Accept button.

The engine

A takeoff engine built by people who do takeoffs.

The tools an estimator reaches for every day, with the guardrails most tools skip.

Magic Fill

Click inside a room. It floods to the walls, cuts the doorways and drops a measured shape you can edit. It will not measure a room that is not closed.

Count Similar

Box one door swing, window or pier pad and every match on the sheet lights up. Nothing enters the count until you confirm it.

Magic Scale

Reads the scale off the title block and checks it against the drawing. It never quietly measures at the wrong scale.

Trade math built in

Spray foam by the board foot, batts by R-value, slabs and footings in yards with waste. 21 trades, each with its own catalog.

Sheet overlay & revision compare

Lay the revised set over the old one and see exactly what the architect moved before you re-price a thing.

Exports that hold up

A color-keyed marked-sheet PDF, an Excel workbook by sheet, and a quote PDF. Every line carries its inputs.

See it on your own plans.

Send us a plan set. We calibrate a real sheet with you, measure it live and build the bid, in twenty minutes.

Try it

Watch a room measure itself.

Four clicks, four measured rooms, one running estimate. This is the gesture, live, not a screenshot.

  • Every shape stays editable after it lands.
  • Deductions for windows and doors come off the wall, the way a real bid is built.
  • Undo on every action, and every save journaled so a crash loses nothing.

Estimate · building itself

  • Click a room. It measures itself and lands on the estimate.

Work together

Two estimators, one takeoff, live.

Open a teammate’s takeoff and work on it with them. Live cursors, every edit saved, and no extra seat to pay for.

  • Share a takeoff with anyone on your team, and hand one to an assistant to start.
  • Live co-editing (beta) with cursors and an undo that never erases a teammate’s work.
  • Look over a shoulder from anywhere: see the sheet they are on and what they are measuring.

AI that shows its work

An assistant that reads the sheet you are on.

Ask about the plan on your screen. It answers from the sheet, and says so when it cannot tell.

  • Auto-scale sets the scale only when the page proves it.
  • Auto-named sheets read every page’s number and title from its own title block.
  • Honest by design it never guesses a dimension, a count or a code requirement.

After the takeoff

One click makes the bid. The customer signs online.

The estimate becomes an itemized bid on your letterhead. Email it with a Review & Accept button and get told the minute it is signed.

  • Your product catalog learns every rate you send.
  • The customer signs from a link. No login, no printing.
  • On the full Opulence platform, the signed bid becomes a scheduled job tracked to paid. Start with the takeoff and switch the rest on when you are ready.

How it compares

Measures like the best. Then keeps going.

The measuring is comparable across all of these. What is different is everything after it.

From the people using it

What estimators say after the switch.

The estimators and account managers who use it every day at the insulation and concrete businesses that built it.

  • “It is the little things that add up: the scale sets itself, the sheets name themselves, and one takeoff creates the bid, the job, the account and the contacts at once. I email the estimate from the platform and get a notification the minute the customer signs.”

    Luke · Estimator

    Insulation

  • “The easiest takeoff software I have learned. I had never done a blueprint takeoff and sent my first estimate within a few hours. After that it runs the rest for you: bid follow-ups, payment reminders, change orders, field reports and the crew’s photos.”

    Omar · Account Manager

    Insulation

  • “Live co-editing means I can jump into a teammate’s takeoff and help, with no extra seat to pay for. The built-in AI assistant answers questions about the plans I am working on, which has saved me hours of driving out to measure sites myself.”

    Austin · Account Manager

    Concrete

  • “I get quotes out in half the time it took me in Houzz or Bluebeam. And because the bid is tracked from the first measurement to the invoice, we see every number and never miss a change order on the bill.”
