How Much Do Construction Takeoff Services Cost? 2026 Prices Compared
Most takeoff services quote by email and bill by the project. Here is what the published prices actually are, what the fine print adds, and how to compare them.
9 min readPublished
A takeoff service measures your plan set and sends back quantities, usually with a price beside each one. The service itself is simple. What is not simple is working out what it will cost you, because the market prices it five different ways, and most providers put the price behind a quote. This guide lays out the models, the published figures, and the terms that change what you actually pay, then compares eight named services on the same five facts.
The five ways takeoff services are priced
| Model | Typical published range | Who it suits | What to watch |
|---|---|---|---|
| Per project, by size or trade | $150–$400 single-trade residential; $400–$1,200 commercial; $1,000+ large | Most subcontractors | Whether the figure is fixed before work starts, or only after a quote |
| Per sheet | Rarely published; quoted | Sets where only a few sheets carry your trade | Whether sheets with none of your scope are charged |
| Hourly | $8–$18 an hour offshore; $35–$75 US | Unusual or open-ended work | You cannot see the price before you order, and a slow estimator costs more |
| Monthly retainer | $1,000–$3,000 a month for a set number of estimates | Shops bidding ten or more sets a month | Quiet months are paid for too; unused estimates may not roll over |
| Per square foot | $0.02–$0.25 a square foot | Large commercial sets | Small jobs hit a minimum; the rate often steps at a size threshold |
The ranges above are drawn from the providers' own pricing pages and from the cost guides several of them publish; the comparison below quotes each provider's own figures. Prices change, so treat every number here as what a provider said in October 2026, not as a quote.
What moves the price after the quote
- A deposit. Several services take half the fee before they start and the balance on delivery, which means the money leaves before you have seen a page.
- Rush. Nearly every provider offers a faster turnaround "for an added fee" and almost none publish what the fee is. The one published surcharge found was thirty percent for under-24-hour delivery.
- Size. A set that turns out larger than the quote assumed is re-priced. The question is whether you approve the new price first or find it on the invoice.
- Revisions. Some providers include in-scope revisions; others charge for a second round when the plans change. Ask before the first order, not after the first addendum.
- Quantities versus a priced estimate. A quantities-only takeoff is cheaper and leaves pricing to you; a priced estimate costs more and is only as good as the rates behind it, which should be yours.
The minimum-order problem
For a two-crew shop the real cost of a takeoff service is not the per-set price. It is the commitment. A $1,500 monthly retainer that covers five estimates is $300 a set if you send five and $1,500 a set if you send one, and a quiet February is paid for at the same rate as a busy April. Retainers suit a company with an estimating department's worth of volume and no estimating department. For everyone else, the right shape is pay per plan set, with no floor.
Read the minimum carefully even on providers that advertise "no contract". A deposit is a minimum. A monthly package that does not roll over is a minimum. A 12-month commitment with a setup charge, which one established flooring service publishes, is the opposite of ordering one set to see if the service is any good.
Eight takeoff services, compared on the same five facts
Ranked by published starting price, lowest first; a provider that publishes no price is listed last. Each card also shows its score on the five published-terms tests the best-of page ranks on. Every third-party fact is quoted from that provider's own website and dated. We run the first service on the list, so weigh it accordingly; the others are named competitors chosen because a subcontractor searching for this is likely to find them.

What we charge
How to compare two quotes properly
- 1Price the same setSend both providers the same plan set, the same trade and the same scope note. A quote on a different set is not a comparison.
- 2Add the fine printDeposit, rush fee, revision policy, and what happens when the set is bigger than quoted. Write the all-in number next to the headline number.
- 3Count the sets you will actually sendDivide any retainer by your real monthly volume, not the volume the package assumes.
- 4Ask what comes backMarked-up sheets, a by-sheet workbook, the basis on every line, and your letterhead if it is going to a customer. A number with no sheet behind it cannot be checked.
- 5Time the first orderFrom upload to documents in your hands, including the quote wait. A 24-hour turnaround that starts after a two-day quote is a three-day turnaround.
The short version
- Expect $150–$400 for a single-trade takeoff from a US-facing service, quoted after you send the plans.
- Retainers only pay off above roughly ten sets a month.
- Deposits, unpublished rush fees and re-pricing are where the real cost hides.
- Compare on the same set, with the fine print added, and insist on marked-up sheets.
